Why Does VCT Floor Finish Turn Yellow?

A freshly finished VCT floor can dramatically improve the appearance of a commercial facility. The surface looks clean, bright, and uniform, with a protective finish that makes routine maintenance easier.
But over time, some VCT floors begin to develop a yellow or amber appearance. In many cases, the tile itself is not actually changing color.
The problem may be in the layers of floor finish sitting on top of it.
Understanding why this happens can help facility managers determine whether the floor simply needs routine maintenance—or whether it is time to strip the existing finish and start over.
1. Too Many Layers of Floor Finish
Commercial floor finish is designed to act as a renewable protective layer. As the surface becomes worn, a floor may be scrubbed and recoated to restore protection and appearance. The problem begins when new coats are repeatedly applied without eventually removing the older layers.
Over time, the finish system becomes thicker and may contain years of wear, contamination, cleaning residue, and embedded soil. Instead of restoring the original appearance, another coat can simply seal those problems underneath a new layer. Eventually, the floor may develop a yellow, uneven, or dirty-looking appearance that normal mopping cannot correct.
2. Dirt Can Become Trapped Between Coats
A floor must be properly cleaned and prepared before additional finish is applied. If dirt, old cleaning-product residue, or other contamination remains on the surface during recoating, the new finish can essentially trap it. Repeat that process several times and the problem becomes increasingly visible.
3. Old Finish Wasn’t Completely Removed
A stripping service should remove the existing finish so the new finishing system can be applied to a properly prepared surface. If significant old finish remains—particularly around edges, corners, under fixtures, or in areas where the stripping process was inconsistent—the finished floor may have noticeable differences in color and appearance.
4. Residue Left Behind During the Stripping Process
Removing the old finish is only part of a proper stripping and refinishing process. After stripping, the floor must also be thoroughly prepared before new finish is applied. Residual stripping solution or other alkaline contamination can interfere with the new finish and contribute to problems with appearance and adhesion.

5. Improper Routine Cleaning

Using too much cleaning chemical, allowing residue to accumulate, failing to remove abrasive soil, or repeatedly recoating a floor that has not been adequately cleaned can all contribute to a finish system that becomes increasingly difficult to maintain.
Daily soil removal and a good cleaning routine will protect the finish rather than allowing contamination to become part of it.
Is the VCT Yellow—or Is the Finish Yellow?
This is an important distinction. A yellow-looking floor does not necessarily mean the VCT itself is permanently discolored. VCT is commonly protected by multiple layers of commercial floor finish. When those layers become aged, contaminated, or excessively built up, they can change how the underlying tile looks. Once the old finish is stripped away, the difference can sometimes be dramatic. This is why evaluating the existing finish should come before assuming that an older VCT floor needs to be replaced.
Will Buffing Remove Yellowing?
It depends on where the discoloration is located. Buffing or burnishing can improve the appearance of an existing finish by restoring gloss and addressing certain surface-level imperfections. But it cannot remove contamination that is buried beneath multiple layers of finish. Similarly, applying another coat of finish over a badly yellowed floor is unlikely to solve the problem. In some cases, it can make the buildup even more noticeable. When discoloration exists throughout the finish system, the old finish may need to be removed.
When Is It Time to Strip and Refinish the Floor?
A full stripping and refinishing service may be appropriate when you begin seeing:
